How to Flip AC Units (Portable and Window)

Updated: 3 hours ago
AC units are one of the best seasonal flips there is. They’re easy to buy in the winter, when nobody needs them, and easy to sell in the summer, when people desperately need them. The bigger the gap in your climate, the better the flip.
Portable vs. window units
Portable ACs roll around and vent through a window with a hose. Renters love them because they don’t need installing. They fit in a small car.
Window units sit in the window. They’re usually cheaper to buy and cool better for the money, but they’re heavier.
Both sell well. Start with whichever you see more of in your area.
What makes one worth more
BTUs. Higher BTU units cool bigger rooms and sell for more. It’s usually on a sticker on the side or back.
Brand and age. Newer, well-known brands sell faster.
All the parts. For portables: the exhaust hose, window kit, and remote. Missing parts hurt the price a lot.
Extras. Heat mode, dehumidifier mode, Wi-Fi control, quiet operation.
How to test before you buy
Plug it in and turn it on cool mode at the lowest temperature
Let it run 10–15 minutes. The air coming out should feel clearly cold, not just like a fan.
Listen for rattling, grinding, or a compressor that clicks on and off
Smell the air. A musty smell means mold inside.
For portables, make sure the hose and window kit are there
Look up the model number online to make sure it hasn’t been recalled
If you can’t test it (it’s free and the seller is just giving it away), it can still be worth the risk, but price that in.
Clean it up
Wash or replace the filter
Wipe down the case and vents
Drain any water from portables
For window units, gently clean the coils and fins with a coil cleaner
A clean unit that blows cold and doesn’t smell sells fast.
When to buy and sell
Buy: fall and winter. People clearing out storage will give them away or sell them cheap.
Sell: late spring and summer, especially the first heat wave. That’s when demand spikes.
This is where the big returns in seasonal flipping come from. See Seasonal Flipping.
Storage
Store them upright in a dry spot, fully drained. Keep all the parts together with the unit (tape the remote and bag the window kit hardware).
How to sell
Take a short video of it running and blowing cold (a thermometer in the vent helps). List the BTUs, square footage it cools, and everything included. Put “tested, blows cold” in the title. See How to Take Photos and Write Listings That Sell.
Set alerts for “AC,” “air conditioner,” and “portable AC” in the off-season so you catch them first. See How to Set Up Deal Alerts.
