How to Flip Couches and Sectionals

Couches and sectionals are some of the most common things to flip. Everybody needs one, people are always moving, and most buyers can’t haul one home. But couches are also easy to get wrong.

Learn from my mistake

My main niche was patio furniture. I figured couches couldn’t be much different. I picked up two, one free and one for $50. They’d have been great deals if they were patio couches. I cleaned them, listed them for $200 each, and got nothing. Not one message. I dropped to $150, $100, $50. Weeks later I gave them away for free.

What sells

  • Sectionals in neutral colors (gray, beige, cream) in good shape

  • Leather couches, if the leather isn’t cracked or peeling

  • Name brands that hold value in your area (learn which ones by watching what sells)

  • Couches with removable, washable covers

  • Sleeper sofas and recliners that actually work

What to avoid

  • Smoke smell, pet smell, or heavy odor of any kind

  • Stains that won’t come out with a quick test

  • Any sign of bed bugs. Check seams, corners, and under the cushions every time. If you see anything, walk away.

  • Broken frames (sit on every section and push on the arms)

  • Saggy, flattened cushions

  • Loud, dated patterns that only one buyer in a hundred wants

How to find them cheap

Set alerts for “couch,” “sectional,” and “sofa.” A lot of good couches are listed free or close to it because people need them out before a move. See How to Flip Free Stuff and How to Set Up Deal Alerts.

How to clean them

  • Vacuum everything, including under the cushions

  • Spot clean stains with an upholstery cleaner (test a hidden area first)

  • For bigger jobs, a portable carpet and upholstery cleaner is worth owning if you flip couches a lot

  • Wash removable covers

  • Let it dry fully before you stage or sell

How to sell them

  • Stage it in a living room with good light. A throw blanket and a couple of pillows help.

  • Get every angle, plus close-ups of the fabric and cushions

  • Put measurements in the description, including how many pieces and the configuration (“L-shaped, left-facing chaise”)

  • Mention whether it comes from a smoke-free and pet-free home, if true

  • Offer delivery. This is the big one for couches.

Timing

In spring and summer the market gets flooded with couches as people move. In the fall demand comes back up. If you have space, buy in summer and sell in fall.
